WordPress Stuck in Maintenance Mode? The 30-Second Fix

“Briefly unavailable for scheduled maintenance. Check back in a minute.” – except it has been twenty minutes, the message is still there, and you can’t even reach wp-admin. Don’t worry: this is one of the easiest WordPress problems to fix, and your site will be back in under a minute.

Why it happens

Whenever WordPress updates anything – core, a plugin, a theme – it creates a hidden file called .maintenance in your site’s root folder, shows visitors the maintenance message, runs the update, then deletes the file. If the update is interrupted (you closed the browser tab mid-update, the server timed out, or two updates ran at once), the file never gets deleted, and WordPress stays locked in maintenance mode indefinitely.

The fix: delete the .maintenance file

1. Open your hosting control panel’s file manager (or connect by SFTP).
2. Go to your site’s root folder – the one containing wp-config.php, wp-admin and wp-content.
3. Enable “show hidden files” – files starting with a dot are hidden by default.
4. Find .maintenance and delete it.
5. Reload your site. It’s back.

That’s genuinely all it is. The file contains nothing but a timestamp; deleting it is completely safe.

One more step: finish what the update started

The interrupted update may not have completed, which can leave a plugin half-installed. Go straight to Dashboard → Updates and re-run any updates showing as available. If a specific plugin caused the interruption and now misbehaves, reinstall it from Plugins → Add New (its settings survive reinstallation). If the core update was interrupted and wp-admin prompts you to update the database, click through – it finishes the job.

How to stop it happening again

• Don’t close the tab while updates run – the progress screen matters.
• Update one thing at a time when doing majors; bulk-updating 15 plugins simultaneously on slow hosting is how timeouts happen.
• Fix the timeouts themselves – updates that regularly stall point to an underpowered server or an outdated PHP version. Updates on healthy hosting take seconds.
• Use a staging site for big changes – major version updates are safer rehearsed on a staging copy first.
• Have backups you trust, so even a badly-interrupted update is a non-event – see snapshot backups.

I can’t find the .maintenance file

You almost certainly have hidden files switched off in the file manager – look for a settings toggle like “show hidden (dot) files”. If it truly isn’t there and the message persists, your host or a maintenance-mode plugin may be showing its own page: clear your site cache, then check for plugins with “maintenance” or “coming soon” in the name.

Is my site’s data affected?

No. Maintenance mode is purely a display state. Content, settings and orders are untouched.

It happens every time I update – why?

Recurring stuck updates mean the update process is timing out. That’s a hosting performance problem (slow disk, low PHP limits, old PHP). It is fixable with configuration – or by moving to WordPress hosting where updates complete in seconds.
